Following a pre purchase drainage inspection carried out at a property in Lytham.  We highlighted an approximate 10m section of drainage that required replacing, along with some smaller remedial work, we were instructed to complete the required repair work when the sale had been completed.

A Pre Purchase drainage inspection allows potential property purchasers to find out the condition of the drains at the property prior to purchase.  This ensures that they are not met with any unforeseen problems which could be potentially very expensive.

Before the work commenced we met the client on site to discuss the job.  We explained the process of the works, timescales and alleviated any concerns or questions they had.  During this site meeting the client also requested we lay a Aco/French drain to divert water run off that was entering the property due to the angle of the driveway surface into the drainage system.

The Main Project

The project was started on the agreed date.  The first stage involved excavating through the concrete driveway.  Next we removed the old drainage and relayed with new pipework at the correct levels.  We also removed a strip of concrete for the new Aco drainage to be installed.  During the work the team found several leaks on the gully lateral connection.  It was decided that the original gully’s should be removed and replaced with new as this would also give a better finished look.

Once all new drainage was installed, spoil removed from site, the excavated area was prepared for reinstatement and the new concrete was laid.  As soon as the concrete had cured a wash down team attended to clean the whole area down.

Remedial Work

The smaller remedial work involved carrying out a root cut on a different section of the drainage system.  This was completed using one of the specialist jetting nozzle fittings on one of our high pressure jetting units.  We also raised a manhole chamber to the surface which was previously buried under flags. Whilst the team were on site they noticed that several flags were damaged in an area we had not excavated. As Pipescan Ltd always endeavour to leave the best finish to all jobs and do the most we possibly can for our customers it was decided that these flags would also be replaced as a gesture of good will for our client.
